Since the county appraisers office only gives a broad appraisel of property, is there any other sites to use to find out what a home is worth??? thanks

Now is the moment to face reality. All this paper appraisals and opinions as to value. Each may of course be self serving. Now is the moment.
You take a little digital camera and a tape measure and away you go. You do the appraisal. I know you do not know how, well this is your moment of truth.
The truth is this: At this moment in history as you stand staring at the dwelling you are the prime mover, you are the one at cause. You are interested in the property and you are the best person in the whole world to get its true value.
When you finish drawing the plot plan with the housie on it and have done all the measurements. You go to the MLS
and you download at least three to four recent sales within the last six months and you compare them with your property. You figure which ones are better and prettier and you subtract and add a factor which you think is correct for each one of those comps.
When you finish you have an appraisal. Some day in the future I will discuss with you how to check the sales and see if they are playing any games with delayed in recordation additional mortgages etc. etc.
Now is not this fun. Are you enjoying yourself. Does it not feel good to rely on yourself instead of somebody else who may be responding to stimulae or favor to achieve a prior stated value?

A little due dillegence will get you there, you're on the right path. Remember, the only dumb question is the one not asked.
If you have access to MLS a rough, although most of the times just as accurate, appraisal is only a few clicks away...If you don't have access to the MLS become friends with a realtor

try www.domainia.com, check home values, gives you a good idea, also try www.realtor.com, see what houses are listed for in that area, and they usually have photos and description of properties for sale, so you can compare to what you have.
Heres the best online free resource I've found so far, because they often estimate square foot.

I heard a really great tip, as far as knowing home values in a snap. Record single home values in neighborhood clusters - into excel, and import them into Microsoft MapPoint as a visual aid. Good idea, huh.

Depending on how thorough your county's website is, you might be able to find comps on it; this could help. I'm in Phoenix right now, and the Maricopa County website is pretty good for investors; it lists comps for many properties based on recent sales. If I didn't like Minnesota so much I'd move here solely for that reason alone...
