Does anyone utilize a home inspection service to help negotiate a lower asking price? If so, how do you get the seller to lower their price if they already think their original price is discounted? Thanks in advance.
By including a standard inspection contingency in the original offer, preforming the inspection within terms and presenting the inspection addendum with needed repairs and costs to cure. Inspection clauses usually cover items related to health, safety and structure, no cosmetics.

The other thing to point out is that anything your inspector finds must be dislosed to any new potential buyers.....so that could affect the price. If they fail to disclose they could be sued if it is later discovered.

I wish it were true here. But Virginia is a "Buyer Beware"state. An unlicensed individual can sign a disclaimer and the buyer may perform his/her own inspections. Only if a licensed agent is involved and has "actual knowledge" of a defect must it be disclosed.
