Hold Over Seller

What quick options if any have worked for you in California to evict a hold over seller who will not move after the close of escrow. mad

    If you are good at paper. File an unlawful detainer action. have him served and away you go. Be sure you plead the Landlord Tenancy Relationship. I forgot once and made a real fool out of myself in court. Charlie a friend who was the Judge, lien'd over the bench and suggest I get rid of that fool attorney who had failed to state the matter correctly. That was Me...

    Did your escrow spell out that he would deliver a vacant property at time of escrow closing?

    Escrow stated he would deliver the property three (3) days after escrow closes and pay $125.00 a day. He want s to stay over about 9 more days!!! This woulod make me responsible for another months rent to my land lord.

    I believe I need to wait after the third day and if he is not out then I run the very next day early morning to file but do I have to give him a 3 day notice to quit first and then file th UD???
