Hold Harmless Letter

I want to sell a small lot. The buyer wants to place a mobile home on the lot and I was told by the city that mobile homes were allowed. I want to give the buyer a hold harmless letter stating I am selling the property without any claims on what can be built on the property. Am I covered that way in case the city denies them a permit? Are there sample letters or should I just draft one up?

    Check with your state. They should have a standard form which may not even require you to disclose as much information as you are planning. If you feel responsible, advise the buyer to investigate for himself.

    While you're sure right in wanting a HH letter from the buyer, I'm not sure I'd trust any state or county employee to advise me on your law.

    I could call one big office in my state capital most anytime and get three or four different answers on some FAQ's, depending on which smart clerk answers the phone.

    An experienced local realtor would come closer to knowing what's required of a homeowner (certainly what's required of his agent if any) and what needs waiving, when selling.

    Of course you know that when you're needing to know the law, a lawyer is the one to consult, just like a Dentist if your teeth hurt you. Who else really understands local law?[ Edited by joel on Date 01/20/2004 ]
