High-End Repairs

Is estimating repairs on high end homes alot harder than estimating repairs on bread & Butter homes?

    You don't specify what you consider high end to be price wise. So I'll interpret your question based on my opinion of a high end home (over750K).
    1. Many of the items needed for rehabbing these houses won't be purchased through the local home depot. So it will be more difficult comparing prices and finding specific items because you will be dealing with smaller or specialty companies.
    2. Your availability to competent, qualified, dependable and reasonably priced contractors will also be an issue. There will be LOTS of contractors who will tell you that they are qualified for the projects, but the truth is, very few of them will actually BE QUALIFIED. And please, DO NOT, select your contractors for these types of projects, based solely or even primarily on price. If so, you are ASKING to be had. Try to remember...you can go to the super market and have the butcher at the meat counter cut your hair. But you probably won't want to actually pay him (or her) for the finished product! So make sure you know where to find these types of people before you venture into this arena.

    Yes, especially when you are calling them repairs. High end homes usually don't need repairs, they need remodelling. Remodeling and rehabbing are completely different in my book. It usually is a matter of wants versus needs.
