Hey Bird Dogs Tell me how I can pay you???

Ok, How do I pay you? I mean, as a seller lets say you find me a motivated investor.......
How do you contract with me and what does the contract look like, and whats the standard fee?

    Ok Mark, let me take a stab at your question.

    You call me, I gather your housing situation, prepare a report, release the information to my motivated investors, they contact you, and purchase your house.

    The cost is NOTHING!!!! FREE!!!!

    We are independently contracted with our clients to locate investment property that meets their individual investment strategy. This group of invest pay us a referral fee for leads we provide.

    That is it in a nutshell. The property owner pays nothing.

    Ok, I understand....
    Its the investors that are paying you referal fees for finding a motivated seller like me so to speak.

    Ok let me flip this around a bit.

    Lets say I an investor know of a home of which belongs to another investor.
    Numbers dont work for me to invest in it, however I happen to have a Tenant buyer for the property, and the investor could use my tenant buyer.
    Lets say the investor/seller seems willing to give me 300 to 500 of the 2500 down from my tenant buyer if I would throw my tenant buyer his way.

    Being careful not to cross any lines here that I shouldnt cross... how do I contract with this investor to be assured the 500 without it being a form of brokering?

    I don't think I am qualified to answer this question, or maybe I just don't understand it.

    As a bird-dog, we locate properties for buyers, our investors. I am not familure with locating R/B's for investors although I have thought about it. I don't know the legalities of this situation.

    Let me ask you a question, why are you worried about brokering? What is wrong with it?

    Ummm.. Bird dogs refer sellers to buyers as a referral.

    So can bird dogs refer buyers to sellers? Sure why not!

    I don't see this as brokering.

    Don' take my advice as legal (disclosure), but I would be interested in getting other investor's opinions on this.
