Help!

I've been getting into real estate investing, and bought a property a few years ago and a couple of months I sold with a contract for deed agreement. I have notice a few weeks ago that there are different people in the house or at least I don't know them as far as the contract. I was wondering if I could or should do anything. My payments are still coming in with no problems and my contract doesn't say they can't move other people into it. What I do if anything?

    Even though there is an unrecorded deed, they are the owners now. That is different from renting to them. You don't have the same control. As long as they are paying as agreed depending on your contract, they can rent it, fix it, etc.

    This may or may not be the case. This is likely very state specific. In Iowa a land contract is much closer to a lease than anything else. You can likley restrict them from renting it or selling it or whatever they are doing.

    You could just knock on the door and start a conversation. Say that you just wanted to check in with them to see how things are coming along.

    Is the property in disrepair? If the outside is suffering the inside likely is too. If not--and since you are getting paid--you may just let things be until there is a problem.
