Help Renting Units

Here in Minnesota the weather is cold and really makes it hard to rent out our vacant properties. I need some creative and helpful tips on how to fill my vacancies. I put ads in the paper, I use apartment search, I use websites, I use signs, what else can I use that is cheap and easy. Please see home page for property types and information.

    I'm not clear on why the cold weather has anything to do with vacancies.

    Evreyone needs a place to live, regardless of the climate. Right?

    Anyway, try posting flyers w/ photos on message centers at shopping malls, grocery stores, local delis, cafes, beauty salons, churches, etc.

    And if there are any colleges in your area, most university websites have classified sections with apartment listings.

    I've had great success with these methods, despite the frigid temps here in New England. (kidding)

    You could also try a free, popular posting website: www.craigslist.org.

    I'm pretty sure they have a minneapolis section.

    Have you tried things like free TV with one year lease? Maybe a cheap $200 TV? Or one month free rent? Use your imagination.

    Maybe he should offer to pay heat utilities (gas?) or give away a free Space Heater

    I have a property in Florida that is about to be ready for rental and it's in a pretty lame rental market so I was also concerned about filing my place. I got advice similar to the posts above... the cheesy-seeming marketing/promotions really do help set your prop apart. I even heard one where they were offering a year of free pizza.

    Get creative but keep it worthwhile for you on the backend (I agree the free TV might be a good incentive, as would be paying the heating bills!) How about marketing that like a "Heating Credit" of $200 when you sign a year lease or something like that?
