Help! Possible Deal.

I am in a bit of a bind. I may have a sweet deal here:
The house has about 5K in back taxes, 9k in repairs, but otherwise free and clear. The house is worth 90K. I would like to bird dog this or whole-sale it. The problem is, the house is in Hamburg NY and I am in Baltimore MD. Any ideas?

    Hit the newspapers in Hamburg, NY and call the we buy houses ads or advertise in that paper, good luck
