HELP!!!! Negotiating Commercial Leases

Hello TCI Family,
I've got a serious situation on my mind that I desperately need advice on:

My parents started a daycare business several years back in Georgia and the lease will expire soon. The investor that owns the property wants to raise the lease to 18K up front for 5 years. I don't think my folks saw this coming and it's really stressing them out! They aren't very familiar with negotiating these type of issues and niether am I as I'm still new to REI myself. Any advice you can provide would be greatly appreciated especially from you REI vets out there! If more details are needed in regard to this PLEASE ask away. I'll be glad to get them.     Look in your area for a CCIM. ( Ask for one that specializes in lease negotiating. )

    Your parents need someone representing them in the lease negotiation.

    A CCIM is a R.E. broker or agent that is trained in commerical R.E. - in particular the financial analysis.
