Help In The West

Most of what I see in most of the forums on TCI is investors on the east coast or the north-east.........not that its a bad thing,............the information works the same no matter where you are. Im in CA...central valley.
My question is.......is it smart to get into the market now (forclosures). Is this high risk market in Cali, As alot of people bought ther new homes at high prices, and now cant afford them, due to what ever reason. It funny (well nnot realy) I see NOD lists with people that owe 75k on houses I know would sell for 160k easy!
Im attending a courthouse sale in the morning to gain experience, and who knows........maybe a house!!.... =)
would you invest in the Central Valley?! cool smile

    I am right down the way from you.
    There is a ton of money to be made in the Central Valley especially the Inland Empire. I would not spend any time at the courthouse steps as those days are long gone! Houses are now selling for
    80-85% of market value! Not worth it.

    You are better off spending your time
    going after people who are headed to
    the Trustee Sale. You might want to
    check out www.CountyRecordsResearch.com.

    Due to the price increase in the past years, a lot of people have some
    substantial equity.

    When they get to the Trustee Sale stage,
    they are very close to losing their home.

    The problem these days with buying from the courthouse steps is that the prices are bid up too high.
