HELP! I Need Somebody....
Looking for some direction on: a) what contracts I need and, b) where I can get them...to do 'subject-to' transactions.
Do I go to a RE lawyer...or is that 'overkill'??
Will be doing these transactions in CA and WA...does that make a difference??
What additional contracts will I need to also do 'short-sells' in these same states??
I much beholden to those that can help me out...

For a Sub2 don't I need a "grant bargain and sales deed" to tranfer the property to me and a "release of lien" if their are any discounted liens I want to negotiate????
And for a SS, don't I need a "authorization to release form" to be able to talk to the bank on behalf of the owners; an "equity purchase" or "RE purchase and sales agreement" to acquire the property; and a "release of lien" if their are any discounted liens I want to negotiate???
Am I 'barking up the wrong tree' or am I on the right track...where do I get the forms for these transactions???

You're sort of on the right track: yes you need those forms and others. Exactly which ones and how to invest using those strategies are only part of the equation.
As ken says above, you should dig in and start learning as much as you can about sub2 and SS methods--what exactly's involved and how to do it. It's possible to suss it out here by reading, or you can invest in your education (and speed it up a bit) by checking out the products page on this site and buying the courses.
I did that when I decided sub2's were going to be my vehicle--I bought John Locke's sub2 manual and haven't looked back. In the process, I've learned a ton about lease/options, short sales, etc., mostly from the forums on this site.
I'll tell you right now: don't expect someone on this site to send you all the forms and walk you through how-to's--it ain't gonna happen that way. The people that know what they're doing spent considerable time, effort and money getting to where they are now and probably expect others to do the same. They're not above helping out and giving back--not at all. In fact, it's what makes this site great.

Howdy y'all...
In the last couple of days since I first posted my initial questions I've got all the forms/contracts and step-by-step procedures of how to do a "suject-to" and a "short-sell."
The only exception being a..."Authorization of Release Form" for a short sell so the mortgage holder will be able to discuss the seller's account with me legally.
Anybody out there who can direct me to a location for this form??? This is my last piece of the puzzle before I'm on my way!!!!

nothing would happen as long you keep the payments current to the bank. You own the property.
