Help.. I Have A L/O Buyer... W/o A L/O Property...
I am newbie, very newbie, and recently I found a couple who were looking for a L/O property. They said they couldn't find any from ad. So I am thinking that this may be a good opportunty for me to my feet wet in REI. I have been researching in RE and found that many people believe L/O one of the easiest ways to get start with. Is that true?
I also begin to look into expired listing in the neigborhoods that the couple are interested to see if I can find any motivated seller. Is it a good approach? Please advice. Any comment would be greatly appreciated. Thanks everyone.
That's the same problem I'm having. My ads just came out on thursday and I've gotten three calls so far, one from a guy selling an ugly 1976 mobile and two from people wanting to buy. No sellers yet but I'm hopeful. Run some ads, toss out some fliers, call FSBO listings, business cards and whatever else you can think of. That's what I'm doing and I'm sure I'll find a seller yet. I now know that finding buyers is easy, sellers is hard.

Keep up the dilligent work. You will find something. Also, find out where else the couple is willing to go if you cant find something in that neighborhood. You want to havew options for areas too.
Also, strat working the preforeclosure market in your area. I find quite a few motivated sellers within this market. I now have 2 properties that the owners are willing to do L/O just to get their names cleared. You have to make them comfortable with the terms and you can get what you need.

This is a what came first, "the chicken or the egg" situation. I subscribe to getting the property and then finding the tenant/buyer. The other way is what Realtors basically do-primarily for the purchase of homes. Neverlheless, they show the prospect umpteen homes before they sell one.
You don't have that much inventory to please your prospects. "If you find it, they will come"
I would join a rei club in your area. Find out which houses they are selling and market those ones to start. This way you will get a chance to see what is happening in your area. See what kind of buyers are answering your ads. See what kind of margins the seller's in your area are working with.

It seems that you've answer your own questions. Check the paper, look into online FSBO listings and chase some expired MLS listings and after a while you may just get lucky. Lucky? Luck has nothing to do with game of numbers. if you want results keep knocking on the door and one would definitely open for you sooner or late.

Thanks all. There are a lot of valuable comments, more than I expected. Having read all the comments, I have a feeling that I should just be an investor. Don't try to be an investor and a realtor at the same time... this right... this is what I should do. Thanks everyone again.
