I rent a conference room at a local hotel and tell every potential Bird Dog who calls when and where the meeting will be held. I ask for an email address so I send out a reminder the day of the meeting.
I use a Power Point Presentation highlighting some of the points I stress.
First the introduction I just tell them about myself.
Then I go into, you have seen all the commercials No Money Down, $10,000 in 5 minutes, we are going to unlock he secrets, etc., let me tell you how it really works and where to start learning.
Now I go into “So, Cash you’re a course writer can you prove your methods work?”
I show my Corporate Entity paperwork, which show Cash Now is a recorded entity, then show copies of my 500 plus deals taken from County Recorders web sites and remind them ”If people like you they’ll listen to you: but if they trust you they will do business with you.”
At this point I have demonstrated a trust so they will want to do business with me as one of my Bird Dogs.
I show a map of the area the Bird Dogs will be operating in. I use my demographic marketing system to display the most likely areas to find Subject To deals, Pre-Foreclosure, Short Sales and Wholesale deals, Re Habs, Rentals, etc. with colored dots on the map so they can relate to what I am describing.
Then I do a Basic Demographic breakdown of a sample Zip Code which displays:
• Population 19,260
• Median income $54,691
• Households
7,114
• Percent married 58.81%
• Percent not married 41.19%
• Unemployment rate 4.50%
• Recent job growth 4.20%
• Future job growth 15.92%
Also in the same Zip Code a show them monthly house sales by the number of properties sold, along with the Average Selling Price.
A sample of the mailing list is displayed, which I would use or what I call mailing criteria, which will give them an idea who we need to market to, also broken down by the type of deal an investor would be looking for.
I show an Aerial Map of a Neighborhood entitled “Where Are The Deals?” The next shot of the Aerial Map, with the title of the method of investing, with an arrow pointing to the properties, that I refer to as: “A Typical Day In The Neighborhood”.
At this point I go into Branding and how important it is, showing Direct Mail pieces that will be used tying in the Cash Now name, along with Bandit Signs, Web Site, etc.
Then I meet one on one with those interested after the presentation and set up the next meeting, which could be a Taco Bell, Denny’s, etc. where they will start training and receiving materials to help them find deals.
I have found doing it this way is very effective, plus I wrote the book on Bird Dogging and they receive a FREE copy for attending..
