HELP Dont Know A Thing About MH's

I have a lady that bought a MH in a very upscale MH park last year for 64K. The MH was built in 1979, has 2575 SF in a prk and she wants out. She is moving to CA to be with her daughter. I have the opportunity to buy it, L/O it for what she paid.

What do I do.

This is in Hernando County Florida.

    I would negotiate the price down some, if possible. Find out what she owes on it and offer to take over the financing, or at least get some depreciation for it.
    If not then Lease/option it for what she paid, and find a tenant. If possible get the tenant's deposit to make your first payment on the house. this way there is no out of pocket cash.
