Help! Can I Sue Another Landlord...?

I own a duplex in a single family home neighborhood.

The street is mainly SFR then about 6 lots on each side of the street were built duplexes. One side 3 Bd / 2ba and the other 2/2. Never had issue keeping tenants in there. NOW I cant get anyone that drives by to submit an application. I finally got a call about the neighbors by a prospect and just got an email from someone who wanted to rent regarding neighbors and their broken down cars, parking on grass, being loud and arguing in the front yard. our duplexes share a common drive way. I limit the # of cars and write in my contract about storing stuff out of the site of front yard etc. The landlord next door is in another state and the other landlord has had their property on the market about a year and has moved out of state too. Can I hold the Landlords responsible for the condition of their units and their affect on my ability to rent out my units?

    Only if they are violating local ordinances.

    After calling the owners without a response, we tracked down an owner from the record of deeds and sued them because they were not evicting the drug dealer tenants.

    They quickly found our phone number on the citation, and told them that we would drop the lawsuit if they evicted their tenants. They evicted the tenants a couple weeks after.

    linlin is correct here- I have just been doing some reading and the federal Fair Credit reporting Act requires that if you do not rent to someone because of negative information in their credit report, you are required to give the prospective tenant the name and address of the agency that repoted the negative information; and also inform them that they are entitled to a free copy of the report from that agency if they request it within 60 days of being told that your rejection was based on the report.
