I dont want someone sending me some names and wasting my time for $50 or $75 bucks each just because they emailed someones website. My leads get qualified then they are passed on to me. My guys will talk with the people, find out if they really are motivated to sell or just "want" to sell. That is really key. I still end up only closing about 25% of the leads that are sent to me. I try to help the ones that I dont purchase, but they are usually in a state where I can not help them.
I would try to develop some bird dogs. Teach them a little so that they can know what to ask. Then reward them appropriately.
Have you thought about hiring a realtor? That is typically the job description of a realtor.
Another thought would be to put it on combo lockbox and let people show themselves. A neighborhood person or even younger person could keep up with the signs, replenish brochures, and check on the house and yard.
If you really want to try and find an investor, with some research you could find which real estate investment club covers Port Charlotte and contact the president of the club or even put an ad in their club newspaper or website.
Yeah, you really want to either hire a professional for this or go yourself. Selecting a renter is one of the most important parts of being a landlord. Be sure to do a background check, verification of employmnet, contact past landlords, etc. Good luck!
