Has There Been Any Newbie As Hungry As Me?

I don’t know if I should be posting this but I had to get it off my tongue. I am a 26 year old mortgage banker from NJ who is hungry as hell to look for real estate deals. I am new but have some experience in real estate(a ton of reading). Bought my first 2 family house at 24yrs old for 285k and flipped it a year later after investing about 30k for 390k. In the process had bad experiences but learned valuable lessons.



Besides specializing in mortgages I try other avenues such as seeking pre-foreclosure deals. Matter of fact, my best strategy has been knocking on the doors of home owners in default. The real estate market in some NJ areas is so hot that in one year you have enough equity to sell and make a little money. From door knocking I have saved a man from losing his house by helping him refinance which is very rare but he qualified. 60% Loan to Value, Debt to Income ratio, income from job….. he just ran in to temporary hard times. I also got 2 deals from door knocking where (1year old) homeowners in foreclosure gained enough equity to list it for sale in MLS(have a friend who is a realtor) immediately and sell for a decent profit in matter of weeks. Yes the market is pretty crazy over here right now. I analyze what can be done in the current state and if it makes sense. I always try to create a win-win situation. With homes appreciating so fast I have not been able to find a good short sale candidate or when I do I cant get the homeowners to agree that this is there best option since they are in denial and they usually say, “we took care of it” when 90% don’t take care of it.



OK, OK I’m sorry let me get to the point. I need help finding a motivated partner or partners. The 2 guys I ve worked with aren’t motivated enough and I hate bothering

them to go planning and seeking for deals. They yes but never really come through. Besides having a reliable team to depend on, the reason why I feel comfortable door knocking with a partner is because you just don’t know what to expect when they open the door. It is a crazy world out there. I m not afraid but just feel less comfortable and sometimes less confident. I have been everywhere. From the worst neighborhoods(where U might want to wear a bullet proof vest) to great neighborhoods(where you wouldn’t believe the house is in foreclosure).All of this done with a partner.



Could some of the more experienced guys in REI tell me what to do? I m dying to work with people in NJ who have some knowledge in the field and are as hungry as me to get deals, create win-win situations and best of all make money in the process. I have great communication skills with whomever, good amount of real estate knowledge and most importantly a passion to succeed. I come across to many people who give up easily, or who think it’s a great idea but never put out the time to execute the idea or just don’t have the passion for it.



PS: Sorry for such a long post, I ve been a member of this great website for a year and didn’t know if this is something I should post here or not.

    whats the name all about. you like to steal?

    rather then seeking a partner to "help" you doorknock why dont you just outsource this to some collage kids or something of that nature. seems to me like a waste of your time to be doing this on your own. especially in ruff areas. there are plenty of other ways to get deals, doorknocking is only one of them.

    I cannot find any motivated people and on top of that ,ones with good communications skills.

    I consider myself a newbe in REI, but have stll have some experiance. I love to hustle.How can I join or team up with some people in NJ.

    I read so much on this board about shortsales but it seems impossible to do it here. I have talked to many homeowners in default who would be perfect for it but just wont agree on it.

    Should I be getting the sherrifsales list, this way there is only 1 month left till auction/sherrifsale and the owners in foreclosure will defenitely be motivated?

    I just need some sense of direction, I feel like I am not doing something right. Been at it 1 year and cant get a short sale.
