Has Anyone Ever Had Washer Water Connectors Burst?

hi....
i was wondering if any landlords out there have ever had the water connectors for washers break/burst in a unit. i am trying to decide if i want to spend the extra money to buy the metal braided no-burst connectors.
how often do they burst? is it worth it for me if i have laundry in individual units?

    I have had one to burst in my own home, but not one of my rentals. I changed type connections after my own burst. The one time incident cost me the 250.00 deductible on my homeowners policy and the insurance company picked up the tab for over 3000.00 to Servepro to clean up all the water that got into my finished basement. They had to remove the carpet, carry it to be cleaned and dried (so no mold problems) and then re-install the carpet---it was a mess for over a week with de-humidifers running and floors being cleaned. So in MHO go with the good connectors---EB

    Has not happened to me, but it did happen to my next door neighbor. The water hose on their washer was probably 15 years old, and burst while they were away.

    Two days later they came back to a small flood in their house. The clean up took three months, and they had to move out until the water damage to floors, drywall could be repaired. New flooring, new carpet, some new furniture.

    Insurance handled the repair and replacements, but it was a major inconvenience for the neighbors for three months. By the way, they got the metal braided hoses the very next day.

    Many insurance companies are now requiring no burst metal braid hoses because they know that this is a common and expensive issue. It is especially bad if you are not home at the time the burst occurs. Spend the extra $$ on the metal braid hoses for piece of mind.

    My lease requires that if the tenant has a washing machine that they must buy the metal braided non-burse washing machine lines. If the unit has a washing machine hook-up, I reemphasize this when we sign the lease and I do an inspection and will charge them for the hoses if I find rubber hoses.

    I had them burst, it will make a mess for sure! An ounce of prevention...buy the metal braided no-burst connectors!!

    Thanks. How do I find out the law in California of how much I can charge as a late fee as noted in the document? Also, where do I find the free predator, warrant, and small claim check for free?

    Most of that is at the state level and check your state website. For small claims, check your local clerk of courts website
