I have Dave Lindahl's Apartment House Riches course. It's the first and only "guru" type course I have ever purchased and I have found it to be really informative. I saw Dave speak at a seminar at my local RE investor's club and I really liked his down to earth and straightforward attitude. I also liked the fact that he doesn't advocate "weasel clauses" which I think shows a lot of integrity. He takes everything into account in the section about analyzing a deal (i.e. ALL costs involved, not just PITI) and his section on due diligence is excellent. He also goes into detail about determining what market stage a certain area is in and how to use that as a tool for your investing.
My overall opinion is that I think I got more than $500 worth of information from it and everything seems very realistic and doable.
