Hard Work This Weekend, BUT NO RESULTS!

Friday:
Put out 50 bandit signs. WE BUY HOUSES, 555-5555, NO EQUITY-NO PROBLEM

Saturday & Sunday:
Placed 400 flyers on cars at wal mart, movie theater & grocery store.

Saturday:
Placed @ 50 business cards on gas pumps.

3 days later = 2 measly calls regarding mobile homes. Both of these were early on Saturday.

I removed the signs tonight (Sunday) and recovered 30 out of the original 50. I placed 5 of them near the industrial park in town. I plan on placing the rest in busy intersections of town on Friday (seems like that is where people are not taking them and throwing them out).

I am thinking about placing a "we buy houses" ad in the paper this weekend.

Are my results common with what everyone else is getting?

Any suggestions to get more leads?

What does everyone think?

    Results do not come the next day,usually it takes a few days if not a week or two before your marketing campaign kicks in and people start calling you up.Dont get depressed about it..just pull your act together and keep ploughing on..
    Good thing about placing an ad in the newspaper..place an ad in the sunday only edition to begin with...I have read on here that its pretty effective..
    You can also place ads in the pennysaver/flyer if you have one in your area...these have pretty cheap ad rates and have wider coverage.
    How about having a magnetic sign on your car which says we buy homes any condition..call 555....?

    I think that flyers on the windshields are not taken well. People see them as trash and another ad, and crumple them up usually.

    I would try to hang flyers in more strategic areas in town, or even do a blast in the weekend edition of the local paper so everyone in town gets one. Probabaly costs some money, but then you get it into their hands, in their home.

    Your title states "Hard Work This Weekend But No Results". You did get results but not that in which you were expecting. See, you now know what "doesn't" work in various areas. You have to look at it positively as in "what did I learn" from that experience and "how will it be different next time".

    Keep on working! Believe me it will pay off in the long run.

    I heard that those "BANDIT SIGNS" are illegal in some cities but I guess you are doing just fine recovering those signs at the rate of 60%. Who care about 40% when you got 2 calls. Right? When you know how to do your subject to deals, you can compensate for the lose faster then you can pick them up from where you farmed them. Scripts are never wrong!

    Do you get any call form the authorities trying to buy a house from you at discount? They are funy, asking you to come and pick your signs up at the local police station just to grind down a discount on one of those 7 houses you are told you'll be buying this moth if you do as were told? I heard of such stories before! They work in Northern LA, Mid TX, Whole KT & AL and some more states.

    Here in Las Vegas is kind of dead for Subject To... toooo many people on regular bases ( at list 20 crews of strong partners) are trying to buy with no money down, expecting from seller to pay them to get their house, etc. Don't get me wrong, they are really well trained to bit the competition up but the same is really though.

    I called ones and the guy helping me was very well trained and surprisingly professional, it almost made me deed him my house over the phone because he told me that he doesn't have the time to waist and I value that in a young men. Then I called another add, and another. On average I get my car stamped with "we buy houses ad" twice to 4X a week. I often call them and play the role so the youngsters do not get discouraged.

    Obviously, beside the money, enthusiasm is what drives the world.

    OK big secret, but I am so busy on Containers ISO into Houses, I cannot do this anymore.

    You select one of the little throw away weekly newspapers. They always need features and of course any news articles that they can get and for free oh my god they would publish anything.

    So you write a really great feature or an article on Real Estate and you make it witty, charming, funny and amusing and if possible instructive.

    In exchange for allowing them to publish this little piece they give you half a page or a quarter if thats all you can bargain for and you put a goody ad. Always you present what you can do for them. Recapture an equity into cash. Sell the house and pay top dollar for it. Help them fix up a semi destroyed wreck and sell at top dollar. Whatever. They call on the ad and away you go. I'm leaving the closing to you. My sugestion is you make good deals that make both sides winners. They in turn will talk to their other deadbeat friends and first thing you know you got a fixup business going, you are doing flip/flops for money and future income paper. Away you go.
    Most of these little newspapers will want you if you get good at it to continue to write. Most writing on this subject is deadly dull. I can put a graduate level class in land eco to sleep within five minutes. Yes I have timed myself. Of course the acid test is when you also fall asleep. big WIN...

    I've had two offers to do this lately. One is a throw-away paper, the other is a regular local paper. I've been asked to do a regular weekly column in one, monthly in the other. I don't think I'll do the weekly one...not enough time each week to do it "wright." I think it's a great tip. Name recognition is a big part of the game. I'll let y'all know how it works out.

    I'm working to put together a national "The Concrete House" magazine (if I can get enough sponsors), so I'm saving most of my writing time for that. And of course I'll be putting a nice ad or two in that. Problem is it's about a year away from print. So, maybe you can start your own publication.

    I wish I could add more humor...I love to laugh at others jokes, but mine is about a half bubble off plumb when I try to tell one. Sort of like Steve Martin in The Jerk not quite finding the beat.

    I think the hard work is meant to be a life-long process. But it feels good to be about something, constantly striving to improve your situation and others you come in contact with. Sometimes a formula you try today doesn't work, but try it again a few months later, it works! Go figure.

    Finding the humor in each situation instead of failure helps keep me going .

    Keep up the work! You are on track for the bigtime! Don't let this get you down, I know people who have been advertising for months and not gotten any action. You have to be more patient in this game. The reward will be great if you just relax! This doesnt happen overnight! If it did, there would be far more people doing it. Relax and wait for the folks to get your informaition in their minds. Put out your signs again this weekend and go for it again!! If you only do this one time and quit, you are sure to find that it doesnt work! I am sure that you know better than that. Keep going!!

    What I want to know is: Did you buy the mobile homes!?! I just bought one from a seller responding to my "I buy houses" ad. Paid $1200 and after a couple of days of TLC (and about $600) will likely sell it for $10,000+ (and seller finance it and make even more money). My lessons learned are as follows:

    1) Stick with it - my ad has been out for 2 months and this is the first deal I have concluded as a result of it (had a number of other calls but this was the only payday)

    2) Dont underestimate the power of small deals - this one will pay my marketing expenses for years.

    I don't understand what '2,400 $100 Pack' means. Where does this amount come from

    Bandit signs take time to catch on,target the area you are most interested in.Pay some high school students to place door hangers on houses in your target www.area.I have had good success with www.billboards.My most effective form of advertising have been my (10)old U-Haul trucks which,I have had a local trade school paint in eye catching colors (ex;pink yellow,orange and purple).I then get permission of Lowe's and Home Depot managers to park in their lots for a few www.days.On my trucks,I have I Buy Real Estate,my local and toll free #'s,and website.Just my 2 cents.
