Handling Phone Calls ? Is Phone Svc The Answer?
After everyone's advice here, I have began hiding my personal life from my tenants (meaning no cash drops at my primary home OR knowing where my home is) Anyway, I currently have it set up that all tenant calls come into my personal line at my home which is a nighmare as you can imagine. Id like to seperate that to avoid late phone calls however dont know the best way to handle it.
So id like to take a quick poll to see how everyone handles it.
-Did you simply set up a 2nd line in your home with answering machine? If so how often do you check it?
-Do you have your tenants dial your/a business which only has daily hours? If so, how do you handle emergencies?
-Do you have an answering svc filter the call? Emergency and they page you, non emergency they take a msg?

Why not use a cell phone?
Also realize that it is fairly easy to do a reverse lookup on a landline to find out where you live.
Although I don't consider it "hiding," I also don't tell anyone I deal with in this business where I live. It's keeping business separated from personal.
No offense myfrogger, but I would NOT use a cellphone for my tenants. I have a second line that has a voicemail system. Of course, I also represent myself as the property manager, not the owner, to my tenants.
When trying to get deals, use your cell phone. If the tenants know they can reach you by cell phone, they will call non-stop.

Just curious how many tenants you have. I haven't had a problem with tenants calling me.
I now have 31 units. I guess I don't speak from experience on them calling all the time becuase I do not give out my cell number. I think I got the idea from Shemin's book.
