Handling Many Units

I would like to hear from the forum how people have achieved realtively low hands-on managment for large real estate portfolio's (100's of units).

Im more interested in hearing about plans other than the traditional fee based managment companies.

It's been my teeny tiny bit of experience that no matter what your plan is, someone is going to have to do some work. I don't want to do it either, and so hiring a property manager has been the only option I've found to suit my needs. But again, my experience has been very limited - nothing like the scale you mentioned. If someone knows how I can save the 10+%, and still not do anything, I'd love to know. Zach

Just to clarify...I don't expect complete hands off nor do I expect to not have to pay anyone.

Anybody else got anything? Please contribute.
