Greentee

I am a total noob and have been reading about Greentree a lot in the forums. What exactly is Greentee? Is it a listing for forclosures? Where can I find out more about this? Can anyone buy from Greentree? By the way I did order my Lonnie Scruggs books and should be here soon. Should trying to learn as much as possible on the forums before I start reading the books.     Hello my friend! I called Greentree and asked if they could put me on there email list I have recived two so far but I live in cali dont know about the great state Texas, when I called (nervous for my first time) they didnt ask me for no lic. I would call back and try again and then again. oh I forgot to mention that list list was extremely high I would recomend you call and get a rep to help and go from there.

    I assume I have the same office as you do since I am in Okla. and they were a little more tactfull with me. After buying 3 homes on seperate occasions I was asked, "you are a dealer right?" I said, "Nope". And that was the end of that conversation and I have bought several since.

    It sound like he wants out of the business. Ask him about selling the park also. If he does not own the park, ask him about selling the whole group for a steeply discounted price. He wants you to buy a few of them because he wants to get some lot rent again. Some of these mobiles must be empty. If they are he is not collecting lot rent or mobile home rent. It would definately be in his interest to get some of the units up and running by selling them to you.

    Ask if he would owner finance the whole group with the understanding that you would start making payments within a few months after you fix up some of the units. What could go wrong for him, you fix up a few units and default. So he gets some of his units fixed up for waiting a couple of months.

    this home is in a very nice modular community they have about 800 homes it is not a mh park. you own the lot that the mh is on. they have 4 lakes a pool area park ect. it is well keep up. i have a local bank that will finance it but they will not do a 30yr mortgage on it . they will do a 7 yr arm at 6.5 to 7.0%nobody wants an arm. thanks for the reply

    Be grateful you can get bank financing as any private lender would charge you hard money rates.

    And FYI, a MH is NOT a modular...a structure is a Modular only if it has wooden beams under it, not a steel beam, has no trailer hitch and never had one, and is delivered to the site in form of complete walls, floor, roof joists, etc...all ready to be bolted together at the site.

    So I think you live in a Manufactured Home, or Mobile Home...but definitely not a Modular.

    Your county or city planning and zoning dept can answer the question about zoning differences and requirements for MHPs and RV Parks.
