Zoning Issue
I am currently involved with 20 acres of land that has NO zoning. The land was bought about 3 years ago to make an industrial park on.
It is 20 acres in an Industrial area about 3 blocks from a residential area. When developement started the land had to be converted from agricultural to Light Industrial zoning. We went through the processes and got it approved.
3 days later the judge called and revoked the zoning change and decided to change it to unzoned land.
Now we currently have 20 acres of unzoned land valued initially at $210,000. It is, according to our lawyer, the ONLY land in Tulsa County that has no zoning attached to it!
Does anyone have any suggestions? We are willing to sell for $105,000![ Edited by dhousley on Date 02/16/2004 ]
Check with your lawyer but, if the land has no zoning then anything goes. Without zoning you should be able to do what you please with the land.

I don't know your state and I've never been involved with property that does not have any zoning. How long ago did the judge issue the order? I assume the judge didn't give any reason for issuing the order to revoke the zoning change?
The first thing has already been suggested--talk to your real estate attorney about the pro's and con's of unzoned property as they relate to allowable uses and development since these ultimately impact the value of the property. If you want to contest the judge's order, most likely you would have to file an appeal within a specific period of time. But speak with your attorney about your options.
