Vacant Land, No Road Frontage. EGRESS?

I`m looking at some acreage without any road frontage and I know up front in this rural county I won`t be able to obtain the required county Heath Dept septic permit without frontage. I will not ever be able to build a home. Build a barn , shed, garage, farm the acreage, park a camper on it, hunt on it --- YES I`m told. I am Okay with this. Owner of acreage says that he does not recall if and where deed to his property specifies access / egress. My question is, should I even bother to buy acreage knowing that egress is a problem? Isn`t egress / access guaranteed by state law?

    State and local laws. Get an experienced RE attorney within county you are purchasing property. Even if the laws require a right of way you had best work it out before paying for the property.

    How about a little old fashion hostile possession. It is still legal. You have to do it against his will and be open about it and tell him to kiss your a$$.

    Do some research on this.
