Has anyone seen a breakdown oh what exactly is in the in this package,

I heard a brief mention of higher depreciation being allowed, and some benefits for homeowner in foreclosure.

I would be interested in seeing the details.

All the tax I pay is SE tax, as depreciation and expenses counterbalance my income. Anyone know if you will get the refund on SE tax paid? It would be nice to get a little back...

There will be a paper trail (public record) for the eminent domain seizure.

    Check that out.

Why are you so specific about that?

Play around with the wording of advance searches on google. Or, as I said, get in touch with the state dept of state.

I was impressed with your dream. i do not know about starting a city, i believe that you can start by buying a large tract of land may be with some people and develop the track. But before about a year I did read a small village (or town) close to atlanta was bouught out by an investor, and was trying to make it a resort place for weekend hideout. I also had seen on e bay that some town wanted to be bought out. the reason for the town wants to be bought out is there is no income for the government services like police etc. so they want some enterpreneur to come in and buy local land and govt. buildings and in return provide the basic town services. for the first point you may track back issues of Atlanta Journal constitution.

So how did he do it?

  • commercialking13th April, 2005

Well the guy who bought the town in CA bought all the commercial property in an existing town.

Unincorporated land is not that hard to find-- most of the farmland in the country qualifies.

Maybe we should back up-- why do you want to own your own town? Have some deepset desire to be mayor but no existing political power base? Most of the people who ask this question seem to be a religioius cult of some sort trying to get a political presence. Wassup?

  • gfrankel18th April, 2005

Commercialtalking, no it is not for political power nor a cult. It is a group of people (may be religious) that wish to maintain a certain lifestyle.

  • jsstinson25th February, 2007

I just got done reading the book "Under the Banner of Heaven" and I think it is wrong to set up a town so a "certain religious group" can live off by themeselves...then 13 year old girls start getting peddled off in plural marriage.

Just my indignant response to the book...

I found the thread very interesting though.

    Thanks,

    Joshua

Apart from a few major cities almost all the land in the US is not in a municipality. Check with your county planning office for unincorporated land (i.e. not located in a municipal corporation).

  • rmdane20006th May, 2009

The Maharishi guys/gals did it in Southeastern Iowa. You buy land in an unincorporated (no city services is the easiest way to tell), start to develop, and then petition the state. You can look them up : Maharishi Vedic City, Iowa. Its just outside of Fairfield, Iowa.

Jacksonville, FL is also Duval County, FL, a consolidated city/county.

I think this is supposed to be a reply in the "building a city" thread.

But for the record Indianapolis IN and Marion County are also merged somehow.

  • rglover5486th May, 2009

Counties are primarily for state control. States developed the county system so they dont need to deal with hundreds of small cities, especially when building a road.

Generally the county is named after the largest city in the county.

Counties are also developed for voting issues.

So if you arent dealing direct with a state or trying to run for office, the county doesnt really matter.

  • omicron30007th May, 2009

Thanks for all the replies. Municpalities are within counties and can be a city, township, or borough. In the state of PA there are 2,566 boroughs and 67 counties.
Rules of any municipality have to be approved by the county legislature, but they each have their own rules.
Many counties will have multiple boroughs and townships.
Philadelphia County, which is also a city, is also known as Philadelphia City, has no boroughs or townships, since it is both a county and a municipality (city).

Here is one that is similar. I have been confused before and if you google Alexandria, VA you will see how many answers that disagree with each other there are.

I wonder if the age has anything to do with it (in addition to size).

I am curious as to why this is important to you.

  • cjmazur10th April, 2010

If there is a violation filed about the septic tank (which you can find out at the county hall, dept of environmental health here), that will be record agains the property and would show up on a title search.

wgy do you think using a land trust would help?

I would have the septic field inspecected for any problem, and confirm there is another spot on the 70 acres to locate is the septic field is crap.

  • real_estate_now13th February, 2011

If there is an existing violation you should file a FOIA with the inspection or building department and ask for any and all records (including permits) relating to the septic. Then you will know for sure if there is or there is no violation and if the septic was built with a permit (and final inspection passed).
