Land Subdivision

I'm looking to buy a property in NY, subdivide it and sell the pieces (2-3). What exactly is involved in getting permission to subdivide and get board of health approvals? What are the rules? Whoh do I contact? How long does the process take? I'm in NY.

    Units of local government (townships & boroughs, towns, cities, etc) enact zoning ordinances & zoning maps which specify among other things, permitted uses in a particular zoning district and minimum lot size requirements. These governments also enact subdivision and land development ordinances which specify the data that must be shown on the plans submitted.

    Each state (probably including NY) has enacted laws regulating land use, zoning and development and delegating authority to units of local government. You can review these ordinances at the municipal office. The subdivision ordinance will spell out the procedures--what must be shown on the plans, construction standards for the site improvements (streets, curbs, stormwater management, etc.), paper size, scale, etc. You will need a civil engineer & surveyor and you should also have a RE attorney experienced in this type of work.

    How long the process takes varies widely from town to town and depends on the nature of the subdivision application as well as the ordinance requirements.

    Hey Nancy- is it possible to get the thread we had going about things to learn for beginners (i forget the name of the thread now but I think you know what I am talking about!) posted such that it is an item that people can review easily???
