You can go record that assignment at the court house. This will put a $6000.00 cloud on the title. When you go to closing, the title co will pull up every lein, mortgage, etc and also see a $6000.00 cloud that shows you as the person that put the cloud on it therefore they have to pay you the $6000.00 before they can close.

Sale is "as is" with a 3% potential adjustment for termites or the right to walk if remediation would exceed that. There are no financing contingencies.
Seller told inspector he could see whatever he wanted to see from outside the house, but a friendly tenant will do whatever he wants. Especially if it means he might not have to move right away.
you should also have a property ins. contingency.
