Good Deal?
I recently took a home that has a FMV of 162,000$ under contract for $138,000... I am looking to sell to a investor for 142,000...Is this a good deal to a investor or is this not enough profit.. It is a new home in a sellers market, the owner needs to relocate, and the home is in Excellent condition.. Am I low balling myself, or is this a good starting point? I would say this is not a good deal to investor. Holding and selling costs alone will eliminate any profit.
