Good Books

Can anyone point me toward some good books or articles that explain the entire lease option process?

    There are a lot out there. As some that I have bought cost a bit (private courses and manuals) I would prefer to suggest that you check with the library first. Then look at the local bookstore.

    Take a look at the products sold here on TCI. Decide what your budget is when buying such materials.

    Lease/options are not complex. Mostly a normal lease and a second agreement to sell at a future date (terms and conditions are specified and a fee paid called 'option consideration').

    My only warning is you can not legally force a tenant to be responsible for all maintenance. At least you can not do some (most) states. The point is as the owner and the landlord you need to make sure the place is habitable (heat, hot water, functional plumbing, etc). Some investors and maybe some books think you can completely shift the burden to the tenant. Even if they sign it will not be accepted in court when challenged.

    Peter Finkel and David Conti talk a lot about lease/purchase options in their books. John Locke's course on Sub To talks about Lease Options as well.. Check out the library, you might ask them to purchase Johns book Subject To as well, I know the SLC library had a list of requests and would frequently buy some of those.
