I would not take any short cuts here. Talk to a BK attorney to make sure that you are protected. Free advice on issues like this can get you in deeper trouble.

Warranty deeds look a little less fishy for future title searches. They also imply more trust; can you trust yourself not to lie to your LLC during the transfer process? (!?). Any title with several transfers in a short time will benefit from some holding or quieting time before sale.

You need to get a good real estate lawyer--the cost of screwing up your credit far exceeds the cost of a good lawyer--from what you are saying it seems you have a good case against the title insurance co.

I also forgot to mention an attorney did called me and he though the use of an attorney would have less leverage then the idea he could be criminally charge and he suggested I tell him to buy back the properties or riks what happens when i filed ocmplaints. I am going to file another complaint to the city attorneys office (they violated and anit-flipping ordinance) and to county presecutors office. Plus the revlevant complaints regarding the appraiser and loan broker to their respective agencies.
