Getting started Bird Dogging

Hello all.... I am new to investing and I want to get started bird dogging. I have read John Locke's REI Bird Dogging manual. I need a little boost though, and if anyone could provide some good advice I will be most receptive. I am from western Pennsylvania, so I have access to the resources here.     Look at the post called "Tampa Bird-dog needed". That may give you some insight.

    Basically, you are looking for distressed properties with way motivated sellers. You have to provide the owners' contact info as well as any loan amount/liens and some pics and address. You expect to get 1-2% of purchase price.

    Make sure you get a contract first b4 handing over proeprty address ...

    the key to birddogging is finding deals, i found it easier to find a deal first, then make a made dash for investors. You'll get taken more seriously if you have a good deal ready to go. Now i birddog deals for an investor who is showing me how things work in my state. I agreed to get a flat fee of $500 per deal, this is ideal since the investor doesn't have to pay much out of pocket to me (i value the information and forms i get more) and i get an insiders look at the local market and what kind of adverts work best to move porperties the fastest. it's a win-win for now. I wouldn't recommend doing this for too long though since after you birddog a couple of deals you should be ready to move on them by yourself.

    Thanks for the replies.....That is some good info. I have another question: How do I go about getting a contract setup? Do I draft one myself or does it have to be done by an attorney or other legal rep.? Thanks again!!

    there's a contract that came with the birddogging book that you can use with your investor as a means to make sure you get paid.......a lot of people use this or something like it.....
