Getting Responses From My Pre-foreclosure Letters!
Okay, so I am a newbie, I'll admit it!
I have been going every day to the county courthouse and getting NOD's and Trustee Deed information and sending out letters to offer help to people in default. I have sent out about 300 letters and have received 19 responses.
Here's my problem. Some people are excellent candidates for short sales, some are not, but I feel that for every person who calls asking for help, I should be able to guide them to someone who can help them.
I am currently doing short sales, but not having much success. I have all these prospects calling me for help and need some advice!

what are you trying to do wiht the people who are calling you??? do want the deals... do you just want short sale candidates??? whats your purpose on contacting them?? Anyone who is contacting you who is in preforclosure is a motivated seller and is likely a deal to be had... why are you wanting to turn the business down??? do you just want the big buck here and there or are you willing to take some here and some there and more of them???
what i'm trying to say is, as a fellow newbie investor... why do you want to turn these good leads down when you can handle them yourself???

It's gratifiy to read that you want to help all preforeclosures who are in trouble.
I make it a point to help them all. Of course, I'd like to buy their property. If they don't want to sell, then I refer them to others (qualified specialists) who can provide other alternatives.
I don't charge anything. In my letters I state that there's never a charge upfront for my services. I think this may neutralize a few foreclosure specialists/consultants here in town.
In regards to what am I looking for when a pre-foreclosure person calls me... Yes, I am currently working with an investor who was only interested in Short-sales. If the person has equity and wasn't a good ss prospect, I didn't have anyone else established to offer other offers or suggestions. (I'm really new and don't have many investor contacts built yet!)
I also don't have any money to work with deals yet, so I'm bird-dogging.
My main concern is for all pre-foreclosure responses to get some sort of helpful suggestion to aid in their shortcoming. Right now, I am limited in what I can offer them until I can find more investors.
In regards to my letter... I have an edge on most of you who send letters... I can relate to pre-foreclosure people, as I went through both Bankruptcy and foreclosure myself, about 20 years ago, so they can relate to me. I try to be open and honest with the people who respond to my letter and so far, it's working!
