Can anyone provide for me the best place to get educated on buying and selling notes as a way to invest in real estate. I understand that this may be a better way to go for those wanting to get their feet wet.

Beware of course sellers since most have no direct experience and out to make money. Read about mortgages and mortgage brokering, take a class on real estate, read the net lots of good free info, contact note buyers and ask for a cut sheet to see what they are looking for in a note, read this board and ask more questions.

Why would I want to keep the second note after foreclosure? Seems a bit silly and expensive.

its not your decision.
A forclosure on the 1st note WILL NOT discharge the 2nd lien. The only way the seller got a note was because the homeowner had equity. If home equity loans got cancelled because of a 1st mortgage default...no bank would secure home equity loans against the title/deed.
Seems like this is a short sale. You will need agreements from the 1st and 2nd.

If you go telling some one these days you can get something done in real estate then you better do it or look to get sued
I know this is the mind set as i have seen and heard it in my area
A man says the bank stole my home but he had not made a house payment from last sept.
And we all know the bank told him get it caught up or we are going to take the house
Well it sold just a few weeks ago at a bank acution and new owner came by to change the locks and found the old owners still there
He had to have them removed
Then the old owners said the bank stole his home and threw him out what am i going to do now

Northwest, you care correct my friend no way did I sign up after further research and all the posts on here! I guess us Washingtonians are smarter than the average folk when it comes to getting scammed. 1 out of 10 deals going through sounds like a scam to me when they advertise 100%.
