What can you put in a lease option to buy contract that can remove a bad renter quickly. I am trying to look ahead and take care of a possibly bad situation.
When you sign up a lease option with your tenant buyer make sure to keep the agreement for the lease and the purchase separate. IE. Make sure that you have 2 agreements, one for the lease, and another for the option to purchase. If they dont' pay the rent, then you can bring the lease portion to the judge and evict instead of foreclose.
