Getting A Wholesales Buyer Into A Property

When wholesaling a property, how do you get your buyer into a property before you actually close and own it? What do you tell the seller , realtor, and/or your buyer? Do you say "This is Jor Buyer who is paying me $$$ more than I'm giving you HAHAH?

    Well there are several ways, but the best way is to be upfront with your seller of what you are trying to do. Rarely will you get a property wholesale with a realator involved or without the seller being motivated. If they are motivated, more than likely they have not had success moving the property and don't care how you get it sold, just get it sold.

    You write into your contract your right to assign the contract and show the property to any of your partners/associates, and that purchase is also contingent upon their approval.

    You can also explain that this will be the person giving you the money to buy the house from the seller - in fact they are, but with a $10K tip or whatever your spread is.

    question...

    how do you get the seller to hold the property for you to find a buyer if you dont have any cash for an option to purchase?

    i wouldnt want to waste my time looking for a buyer/advertising a property and have it sell to some other third party

    I do not recommend you telling the seller you are going to "wholesale" their property. Most times they will back out and try to get someone to pay more...

    This is what you do. Tell them you are going to come by with your contractor or partner to walk thru the property one more time before you close.

    Think about it for a minute, if you were selling your house and some saavy real estate investor talked you into selling it for way below market value and then told you he or she was coming by with a person they sold it to for more money, how would that make you feel?
