7. Payment: MT103
8. Hard Copy: By Bank Bonded Courier within 7 banking days after delivery of Swift.

Perhaps the best thing to do is to start looking for investments for other investors. Working underneath other investors will help you look for other deals as well as they might be able to assist you with your deal, be it hard money, or paying you a referral fee for the lead.

Its been a little while since you posted, have you wholesaled or flipped a deal?? Tell us about it. It always encourages me to hear succes stories.
I can relate as well. My husband and I are basically in the same situation, we spent a lot of money different packages, LLC is set up, financial program is in place. However, in the past 8 months we have not closed a deal. We have been calling on bandit signs, trying to maintain a buyers list, placing ads on Craigslist, we have looked at a large number of homes but no deal. What else can we try?

We looked at a property that has 4 homes on 17 acres. Homes need some work. Three are 2 bedrooms and 1 bath and main home is 4 bedroom 2 1/2 bath. All home are rented.

Will the property cash flow? Seems with 4 properties that are rented, this might be a property to look at.

The property is currently bringing in a little over$2200 per month for the 4 houses. All houses need some work; however we have spoken to the renters and none want to move. Lease to purchase could be an option. All homes needs some rehab.
