General Guidelines For LO

My first LO. I have a single family home rental property and my tenant of 1 yr+ wants to convert to LO. I have dug up LO agreements on this forum, but I'm looking for guidelines to structure the deal.

Specifically, how much to establish the LO for 165K house and how long should I give him. I suspect he does not have a chunk of cash to put down so what are some creative ways to set this up for win/win.

Any help appreciated.
