GC Estimates?
Looking at doing a short sale, bank wants purchase agreement, FHA appraisal and list of repair estimates. Can I find a GC to walk the property and ask him to not worrry about cutting costs when estimating repairs? I need the estimates to be as high as possible in order to help the SS. What should I expect the GC to charge for giving me the estimates?
Also, would you guys mind taking a look at my post in the SS forum and offer some feedback for my upcoming deal, I would greatly appreciate it.

Most GC's will give you a free estimate. Do not worry you will get high estimates. A word of warning do not abuse the GC's by using the sameone's all the time.
I have a GC that I use all the time and I pay him for his time and to get the results I want.
Thanks guys for the responses...what do you recommend as fair enough for his time? I would like to take care off him for the estimate, although I am pretty sure I will manage the subs myself...Thanks again.

As a GC myself, I do not deal with "cheap investors" that only want to waste my time in order to get "free" estimates.
You are wise in paying for your GC's service. Not only is he compensated for his time and knowledge, but he will be looking out for your best interest.
Wish more investors would see the logic in this......

How much do you pay him for his time?
I pay my GC $50 to do a look-over. Usually, I have already gone through the property and have a general idea of what has to be fixed. . .he looks for the things my untrained eye is not yet trained to see
