what are your strategies for selling gated community houses.
these are not first time buyer houses.
they are 2500 - 4000 sqft, with pool, golf courses and association fee.
Do you furnish the houses for fast sell?
please give me ideas how market this houses?

I too am looking for the newest markets to invest in (pre-construction). To be honest, I am a little hesitant with the way the market has been for the last few months. I just closed escrow on two properties in the Southeast Phoenix area. I have done pretty well and I am thinking of going even further East. There are some new developments in the 175k-200k range in the first phases of release. Do you think it is too late to make additional profits in this market?
I would also be willing to look out of state like you mentioned. Do you know if there are any investor restrictions in the markets that you mentioned? Anything closer to the West Coast?
