Garage Conversion: Yes Or No?
Hi guys,
I am sure this has been discussed over the years, but I want to get your opinion on this deal.
I am looking at a house ~1700 sq. feet in size with a converted garage. If I convert the garage back, the size of the house will go down to 1350 sq. feet.
I have added a property to "My Properties" in my profile with a photo of what I am talking about.
I am getting several different opinions: some say I should leave it to maximize the sq. footage, others say I should convert it back, because most people want a garage. Exit strategy is selling (retailing). What do you think??? Thanks!

Oh, I disagree. Your past portfolio can only help and with the right HML it will help a lot.
We have thought about purchasing in the past with this. Any updates on this steven?

There are many open source platforms out there also. If you prefer to run it on a old PC, you might want to load Ubuntu on it and then research some of these programs to load.

As an aside, lately my wife wanted a phone app that tells her when the laundry is done.

I have a GC I work with that has Class-A thru Class-C worker and corresponding prices.. I put the right skill level to the job.
The best way to find skilled workers is to ask around at your local REIA. See who has worked well for the other members in your area and get a referral.
Once they do work for you and it is acceptable then ask them who they (the workers) would recommend for a specific task or job. Birds of a feather stick together.
Great workers know other great workers and vice a versa.
I never use a GC unless I am flat feeing them. Otherwise they will take 15-20% mark up on everything. You are capable of getting a drywall bid after work and then following up once the work has been done to make sure it has been done well.

I agree, with a rental, bath color is not high on the list, but clean and in good repair is at the top.
Update. Discounted the rent a little and people were lined up to rent it. I have very happy renters in it now.

Re-finishing the tubs can be done well and can last for years and years. I have done some that have lasted for more than ten years and that is long enough for me at a cost of about $250 to re-finish the tub if I did it every five years that would be just fine with me and I have never had to re-do it that soon.
