FSBO Script, Anyone?

I was wondering if someone could point me in the direction of an example script when calling FSBO ads in the local paper.

Also on a side note, another question. The strategy "sub2" and "l/o" which is better for FSBO possibilities? does it really matter?

    In a conversational manner I simply tell them I have interest in their property and ask them if they would consider any owner financing or a lease option to purchase.

    If I get a positive on the above statement I go to the next set of questions.

    Whose name is the house in?
    Why are you selling?
    Who lives in the house or is it vacant?
    What is the value, how did you come up with the number?
    Or
    What are you asking & how did you come up with this number?

    If you are looking at FSBO properties to lease option you should primary focus on none owner occupied properties.

    If there is a lot of equity, I would prefer to get the deed Subject To given a choice between only these two strategies. If the homeowner won't do the deal unless you cash out his equity -- and you don't have the cash to do so -- then fall back on a lease option approach.

    For properties without equity, or very little equity, either approach produces nearly the same payday.

    One big difference I see here is that if you lease/option from the seller then sub-lease/option to your tenant buyer, you may lose control of the property if your option is never exercised before your option term expires. With a Subject To acquisition, you retain control of the property to resell again and again if your buyers default or withdraw from their contracts.
