FSBO My Re-hab?

I am finally nearing completion on my re-hab. Would like to go ahead and put up signs, advertise in paper, and put out fliers. Since there is not an FSBO forum, I thought I would ask you ladies and gentlemen for a little advice. This property sits approximately 2/12 miles outside city limits on a paved country road. Just shy of an acre lot. Drive-it ( unsure of spelling, but similar to stucco) construction. 3,2,2. 1957 sq. ft. New furnace w/ limited lifetime and 2 yr, full warranty; New electric water heater w/ 10 yr. warranty; New fuse panel; New paint throughout and carpet throughout. Carpet has extended warranty, with 1 free cleaning per year for next two years, and free replacement for any unremovable stain up to 500 sq. ft. Two living areas. Rear has vaulted ceiling. Front has gas fireplace. Back yard is enclosed with a drive-it (stucco) fence. 30x40 barn outside of back fence. House is fueled by propane and has septic lines, due to lack of natural gas and sewer service. Very large kitchen, with island that has electric and water. Over/ under micro and oven/stove, along with dishwasher stay. This house comps in the 120k range. Am going to offer for 115k, can be talked down to 110k, with quick bank closing. Talked to two realtors. One said he could get 125k, the other said she could get 117k. I feel like I just wrote my life story. Can someone help me write the happy ending?

    In our area 220K is the median home price. For homes under 200K a 4 car garage makes them sell fast and at the very tip top of market value.

    For appraisal purposes a garage adds about 3K per parking space vs 1500 for a carport. I enclose as many carports as possible

    If the repairs are 8K I think it will more than payoff.

    Swaf,

    I had a water issue under a 1950’s bungalow in a crawl space that was caused by a slow/stopped up main line to the street. While the blockage was in the yard by a tree, the backup leaked from a improperly leaded “Y” cast iron connector under the house. Found the blockage with one of those sewer cameras. Once the blockage was cleared and things were flowing freely again the leak stopped. Never repaired the union.

    Definately use the sewer camera first to verify and locate the problem. In Salt Lake it runs about $400 and is well worth the money before starting a multi thousand dollar project..
