Even taking considering pendings could be misleading because the "contract price" is not published until the property closes escrow.

Network with people at your local Title Co. and/or with some Loan Broker/Officers. This is how I have access to a title companies web site that shows me all of the homes sold in my area, and other areas, within the last 6 months. I also use it to look up information on properties because it has most any property in its database.
check local real estate agent websites, sometimes at least in my area, realtors will have free access to MLS on their site.
