FOUND PROPERTY

I am rehabbing a home. The home next door is run down and no one lives in the home. The neighbors don't know the new owners name. The home has been vacant for around 2 years. I found the name of the owner online at a property tax map web site. I need to write a letter to the owner inquiring about the property. No number is known for the owner. What do I need to include in the letter?

thanks,

Marty

I would first check the taxes on it and make sure they have or have not been paid. If they havent paid on them , then you can buy it at tax deed auction on the third year.
I would also do a reverse name lookup on the internet and see if you can find a phone number for them, if you have the address and name, it should come up unless they have blocked the service.
As far as the letter goes, you will want to put on the outside of the letter "do not Forward". This way it will come back to you with the forwarding address if they have moved from the location listed.
The letter should include a time frame they have to call you to speed them up, Your initial offer which should be extremely low, your contact information, etc etc .
There are scripts in the freebies section under Products and services link you can use for the verbage.

    Good Luck,
    Kyle
