Found My House - Lis Pendens - Help For A Newbie!

I have been scouring my neighborhood for months looking for the perfect house (hadnt been looking for foreclosures - just typical MLS). Today, a friend alerted me of a house, meets all my requirements, that happens to be in Lis Pendens. Now what?

The house is in a great market and looks great from the outside - the people owe 129k - I know that even if it is relatively bad inside (which with a 5 year old house prob isnt too bad - just cleaning and updating), I can prob sell it for minimum 215k. (though we possibly would move into it).

What do I do now?? I have been reading on this site for hours now, and have gathered the following:
- need to see what they owe in back payments/back taxes.
- need to see whatever outstanding liens they may have on the house

Where do I find this information? I have read the courthouse will have this. What do I do (sorry - never intended to do foreclosures, but this may be too good to pass up!) Where in the courthouse do I go to start?

I have read ways to approach the people. Any last minute suggestions? I am thinking of dropping by a note at the house and following up on Friday with a phone call. Is knocking on the door too much?

If the people are approachable, how do I decide on an amount to offer them which will be attractive to both of us?

Any help would be very very appreciated!
I may be getting unrealistic here. Hopefully it can work out!

    I noticed that you were located in Boyton FL (I am still a little ways away, but it's nice to see someone from the sunshine state in here) and I was wondering if you would like to network with me...I have been toying around with the idea of lis pendens and have compiled a list of people to market to. In my honest opinion, I believe simply talking to them would be a good route...what's the worse that could happen? They say no and lose there house or possibly have a miracle befall them . I checked your profile for your contact info to possibly e-mail you, but it said none was listed, so if you would check my profile and drop me a line or call me and hopefully we can toss around some possible ideas and maybe you can even update me as to how your deal is going.
