Remind the tenant of the smoking policy in writing and ask that she goes outside! As for the items in the house that are illegal? You could be held responsible for knowingly allowing these items to remain?
Check with your local courts/sherrif - you may be able to get her out without the going through the eviction process - ie have her out in 72 hours.
Bottom line you want her out NOW!
