Forfeiture Proceedings For Clark County (WA State)
What's the best way to evict a buyer on an Owner Finance Program w/ us. Do we have to follow legal procedures? My contract between the buyer and myself states that if they don't pay by the 20th day (including late pmt) we can start the forfeiture process. I'm unsure how the legal matter goes, or how to go about doing this.

Yes you do have to follow the precise procedure for Contract Forfeiture set out in the RCWs (Rev'd Civil Code of WA), but it lays out everything and makes it very simple for the layman to do himself.
Go to your courthouse, ask the law librarian to let you see the WA State Bar Handbook on RE...it's in a multivolume set of BIG 3 ring binders, and 2 or 3 of those binders are on just RE. In there you'll find articles on WA RE Contract forfeiture, which will give you a very good roadmap to follow to get out FN to your delinquent buyer.
As I say, it's very simple, as the RCW lays out exactly what you say, how, all details of the form you fill out and serve on the buyer.
