Foreclosures/friend.

I have a friend that works at the courthouse. She can get me information about people that JUST began their foreclosure process. How could I use this to my benefit? Just send them a letter or call?

Thanks,
Chase

Yes if she will do the work for you then you do not have to drive down all the time to the courthouse.

You can get that info too, you just have to dig throught the files, which are public information.

However, if she'll do it for you, that saves you a load of time. Maybe you can pay her a commision on any house you purchase.

You asked if you should send them a letter or if you should call them?

Well, I would do both, depending on the situation. You see, it all depends on where you live, how long your foreclosure cycle is, what is owed on the property, are there any junior liens, how you would structure your offer, is the house vacant or occupied, what what condition is it in etc...You need more info and a game plan. If you can clue me in on what sytem or style of investing your are interested in, I am sure someone, including myself could steer you in the right direction..In other words, since I dont know you, you question seems vague...

I have located a house for which Lis Pendens has been filed and the auction is still a few weeks away. I have visited the house twice today and there is no one present in there.

How can I locate the present owner so that I can make a deal ?? Any Ideas will be appreciated....Thanks in Advance.

    Try using a skip tracer.

A skip tracer is one that tracks people down. When perople SKIP town , they TRACE them . Do an internet search for skip tracer, and you will find mulitple agencies that will find people.

If you send a letter to the address of the property and request a forwarding address, sometimes you will get lucky!

    Hope This Helps,
